The benefit to this option, however, is that you are able to hold the property in an LLC orCorp and you will not be limited by your personal DTI.

In my experience, you need to open the llc, then go to IRS.gov and get an EIN number.

Until you have $1 million or more in equity and really understand how to use an LLC, I recommend you just buy an umbrella insurance policy for $1 million.

I would also purchase the property and not the LLC unless you are a seasoned investor with a good attorney.

I currently have a policy through Hudson Insurance Group where my LLC is the named insured and my properties are covered therein.  

Whether you form an LLC together or structure it as a joint venture, you’ll want everything in writing so there’s no confusion down the line.For funding, private investors and local banks are your best bet.
