Both have great groups of folks who invest locally.  

I also assist folks (largely OOS investors) get started in the market there.I'm happy to connect, chat about the market, and send you a ton of resources.The city has been seeing a huge resurgence that goes back 10+ years now.

That said most folks have price targets and if large complexes are conceding 1 or 2 months on the 1st year lease, itll put downward pressure on your rent to some degree.

Hello, Wondering who folks use in the southwest suburbs for waste hauling/dumpster service, regular pickup. 

As for the point before you're first-- yes most folks think it's institution driving up these prices.

We have been in good markets though suburbs of PDX when folks are fleeing downtown. and Charleston SC.. 

But in my opinion, the biggest issue I see with folks jumping into their first "big" multifamily deal is the quality of the pro forma. 

Looking for feedback from folks who have been in similar situations and have lessons learned or advice, as I am just getting started and this is literally my first post.Wife and I moved out of our first townhouse and rented it out to grow our family 3 years ago.

I'd ask for referrals, and reach out to some local folks and see what is working and not.Best of luck!
