With that said, I have a house off washington, that iv lived in for 3 years now, I am all in for around 1050 a month, my upstairs pays 1100, and for the first few years i had a roommate for 350, which covered heat and cable, so I was happy just living 100% for free, it wasnt worth packing another guy into a room and wrecking my quality of life for an ever 350 a month.

Also he says he owes 1800 in back rent/utilities and 300 cable bill.

Some companies will pay you to run fiberoptic cables in your home.  

Plus take that time to run any additional plugs, switches, cable boxes that you might need.

Then net out the utilities, cable, internet, vacancy, furniture cost, etc..

Onsite manager wants to be paid monthly onto of not paying for lot rent (lives in his own 5th wheel) and utilities/cable.

My townhouse is purchased with an FHA mortgage and has PMI as well as HOA of 192/ month that includes water and basic cable.

A power cable ran down from the pole to the ground at an angle, and the overgrown walkway to the door actually led you right under the power cable, brushing by the power pole!  

You may want to also run a few HDMI cables and conduit for future wiring in the walls where you plan to hang TVs.

But I'm sure you can cut expenses (cut cable and go to streaming service, cancel gym and invest in a set of free weights/go on more hikes, minimize dining out, stop buying expensive coffees, etc).
