I would encourage you to sit down with a couple of real estate salespersons and choose one based upon experience as well as knowledge of the area. 

From November 1 to January 31, we usually see higher Days on Market for most properties.It’s also encouraging that you’ve had some interest, even from those who may not fully qualify.

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.  

If that is the case, I would encourage you to intentionally start making connections with successful real estate investors.

I had already decided when their lease was up they were getting a hefty increase, which encouraged her to move on after a few months of M2M.  

It doesn't mean they can't win in the interaction, but it certainly means that it can't be one-sided.

So it serves multiple purposes and I would strongly encourage it
