I didn't realize Eureka had such a bustling market.

Lots to do, more bustle, tons of great neighborhoods.

It doesn't have to be a challenge.You say multifamily, but $70k won't go very far in apartments, in most parts of the country.  1 to 4 units would still generate income, especially if it were possible to rent by the room in a bustling college area. 

Lot of veterans, older people, those who want to be away from noise/hustle/bustle/, etc.

That's quite a bustling area over by the new football Stadium and not too far away from the soccer stadium, either. 

New construction is mostly on the outskirts of the metro area since that's where there is room to build, and the homes are mostly bought by people looking to escape the hustle and bustle of the metro area and get quieter neighborhoods with less crime and better schools.BRRRR might be a challenge in this area as 70% of the homes are built after 1990, which really isn't enough time for the property to get beat up enough to get you a bigger discount.
