Vegas people: Would you ever consider an investment property in Boulder City?  We've invested in Vegas & Henderson and never considered going out any further...but my agent sent something 'for consideration' and the numbers seem to work.  I'd be concerned about getting good tenants (is there really much demand to live in BC??) and of course my expectation is that appreciation may be lower than I've experienced elsewhere.
