Like the roof, and anything else, ignoring maintenance will only increase expenses for later repairs.Spring and fall are great times to inspect the house, and while batteries for smoke detectors can be left to the renter, replacing those, or water filters, etc, are great reasons to inspect the property.

WLB has not only the lease, but at least a dozend other forms and notices you need (aplication form, lease, rules&reg, non-standard lease providsions, lead disclosure, CO and smke detector notice, pet agreement, 5 day notice, lease renewal etc.

I try to do the easy value add myself and outsource anything that takes more than an hourthe “turnkey” work included:patching walls from nail and hook hole,cleaning out some trashadding smoke detectors to bring it up to fire codedeep cleaning and scrubbingdealing with building inspectorupdating some electric outlets and replacing outlet coverstouch up paint workand I had a contractor replace some carpet with vinyl plank flooring.given I could only work about 4 hours a week it ended up taking me close to a month to get it ready for rent.

These TP extenders weren't always reliable, and some smart devices struggled to connect.Our smart locks, garage openers, security cameras, Google Nest, and leak detectors really depend on a stable WIFI, so any glitches caused a bit of chaos.We're shaking things up now, moving to Comcast modems and Google Mesh WIFI.

Either  1) you will get no loan whatsoever, or 2) It is some BS combination of "trade accounts" credit.....Office Depot, Home Depot, and other misc useless businesses......Not a cash line of credit.Once you qualify for any kind of business line of credit, there will be No upfront fee, and more importantly it will be because you have established an Actual ongoing business that shows a profit, and consistent revenues over a few years.Time to turn on your BS detector.

My worst experience was driving to my three decker at 2am to try to figure out why the smoke detectors kept all going off at the same time in the middle of the night.
