So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Steps: you go under contact with the owner of the property, you assign the purchase and sale agreement to the end buyer, the end buyer closes, and you get paid the difference between the agreed-upon price between you and the owner and the intended purchase price of the end buyer. 

I had the lease wording that says in slightly different wording "This lease is for a year.

You are correct; it would be awkward having two different parties staying on the property. 

Cool to see but could have done that at my own pace..... the property tours are informative and show the different levels of facilities... 

We're looking at a rather large loan and I feel like we could go down a different road if this place is not legit.Thanks. 

Different DSCR lenders have different guidelines.More on DSCR loans: DSCR loans won't use your income to underwrite the loan. 

Same basic structure they asking price is a suggestion, I offer what I think is a workable number for me and we negotiate to the "middle";  though the middle is not halfway, we never "split the difference".
