Ok, just returned back from rental, the A/C is running but the technician did some diagnostics and said I have to replace evaporator coil and there may be a leak I have to address, net repair charges is $2500, or the new unit is around ~6k (for 4 ton)(:, Didn't expect this is in month-2 of my journey, I am seriously thinking of taking a home warranty and crossing fingers for a month to go by before I call them And since I am planning to keep this rental for a long time, paying $2500 for repair somehow does not make sense Also I did a rookie mistake, I don't have any clause in my tenancy contract for tenant to Pay service fee, I guess it's a lesson learnt for future

All techs are not equal in their diagnostic skill regarding coolant amounts.Silver roofs are cooler than black roofs.White houses are cooler than dark blue houses.Thermal window tint may help (but it has a service life).Maybe your electrical company offers a free energy assessment with a thermal scan (???)
