The biggest issue with window units is that they can leak condensation indoors.

OK so, I'll try to condense this into a relatively short story. 

So far only one of those agents has replied and she was a touch on the condensing/curt side, so I’m happy to have another referral.

And no green house gas.now granted you have to make the power but we get a lot of ours from Hydro.What I have seen in the Mediterranean is every home has a BLACK hot water heater on the roof.. no need to power it for hot water.. we should do that in our desert areas.. of course in cheaper areas they may get stolen like condenser units do.

That said, you probably don't have a mold issue but obviously an AC unit is going to generate condensation and mildew.

After looking at a couple youtube videos, that motor powers two fan blade (one for blowing air over condenser and one for blowing air out the front. 

I visited and sure enough it was...the condensation pipe was clogged and the water was overflowing and leaking through the ceiling in the back closet directly above where our furnace is located(and theirs is as well).  

I start by inspecting for mold and it's almost always found in the bathroom due to the Tenant not properly ventilating or it's around windows that condensate during extremely cold weather.
