Hard money would be the easiest and most common route to fund the purchase/rehab.

hey guys, I've been talking to a potential PM for my townhouse and he sent me his PM agreement for review.There are a few things in the agreement I didn't like, but I'm not sure if these are common practice or true RED flags.Would love to hear your thoughts...

The fear of renting while out of town is common, but it's easy to overcome, especially when you have friends and a handyman.

I don't disagree that Airbnb claims can be difficult but this is all very common in the industry.

I never used a tax pro because extensions are so common. 

Is it a common issue for beginners to get a PM on board with only 1 property to manage to start?

This is extremely common in Detroit area.  

And with much more in commonality with starting and running say a restaurant. 

Zoned SFH and very common setup I am seeing these days.
