My washing machine just kicked the bucket, and I'm looking to purchase a new one.

I own a pressure washing company and it is my main way to fund my future real estate endeavors.How can I add value to realtors in my area to become their "go-to" pressure washing guy?

You don’t need a third “job” dealing with tenants, leaky sinks, broken down washing machines, etc.

Was he involved in religious institution, VFW, civic clubs, other organizations?

A decision to attempt to go short on a current mortgage with a solvent borrower is a more delicate situation, especially if they have other assets, are high income earbners, or  have substantial funds in the bank. 

So the mortgage insurance is kind of a wash from a monthly difference, leaving us to decide on which loan type to choose.

Is the Tenant solvent or considering bankruptcy?

It has original windows, front patio needs pressure washing, and the landscape is simply grass up to the house.

That would make the 1st year a wash which is why I’m not sure about the deal.Should I:A) Add $4500 to the asking price and recalculate my numbers?

This is where it comes down to what do you want out of the deal . . . if you go the court case route then you're best scenario would be that it can fit into small claims court, they don't show up, and their business is solvent enough to handle a $10k judgment.
