I think the worst are the ones that will say they can do something for you or bring something to you then do nothing at all/fail to follow up or stay in touch (lack systems, organizational skills, and actual work to produce).

They have an option to do a flat fee for utilities which I opted in on, and yet the automated system still sent out an email to tenants to get utilities in their name.

@Teddy MaoThere are many REI opportunities in different markets - markets in the Midwest and Southeast of the country are really great - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

I have even seen copper on steam heating system uses as part of a wet return, that isn't exactly a waste line, but it is a line where water drains back to the boiler not unlike how a waste line drains.
