So that does suggest that some HELOCs can have restrictions on them......The two issues you have now are:1) They already know your intent so I wouldn't lie to them but you don't have to volunteer everything either. 2) They clearly don't have any common sense when they're suggesting that its against the law to use the proceeds of a HELOC to purchase real estate.

I'm 25+ years on the commercial side of the business (mainly industrial) and I'll tell you what I only wish I had access to this type of information way back when.I was driven here because I wanted to learn more about investing in MF (never really have except as an equity partner that friends sourced, structured and closed) and found the forums and other info points interesting and helpful. So today I posted my first question on this site, as I found this fuggly building this morning, in SoCal, that is plumb dumb stripped bare, and I need to plug in a number for bathrooms and kitchens (ask me the cost of building out office space and I'll get you within $10 bucks, but I've never cost out kitchens and bathrooms) and no kidding, I had a number in less than five minutes.Impressive for a volunteer online community.

There’s a few HOA management books off Amazon that are really essential reads for any HOA looking to better manage their association, which is essential for any nonprofit/volunteer board to educate themselves on how to avoid making unforced errors that cost everyone in the community more money in the long term.

So I’m guessing that you work for free as well and you volunteer to do all the work for your customers for free too...The places I have received all of my training from have all been highly regarded real estate investment businesses that are world renowned and when you are asking the experts to teach you what they know or how to do something you bet your you know what you are going to pay for it, and as far as the software goes you are full of it, because as a former IT Specialist I can tell you emphatically that no business out there that has a program worthy of any real chance at being an effective product that the mass consumer will be will to use continually in a given field would ever just give their software away constantly because if they did they would be bankrupt in less than their first year. And finally, I know the laws and rules on marketing and such, because believe it or not those worthless companies made sure they added those important notes within their training, such as we can’t even advertise in CA, AZ, ID, ND, NC, NJ, and NY because those are the states that require the broker “license” you mentioned.
