Offering to pay them for a list of all their subs is kind of an unusual ask, so you might get some confused looks if you ask for a bunch of subs at once. 

Dropping the "or" means that you personally along with the unnamed assignee would share ownership.My previous point was that you need to clearly communicate to the seller, likely through the listing broker, that your intent is NOT to set yourself up to wholesale the property, but rather to CLOSE the transaction in the name of a yet to be formed entity that you will be in control of.What you are trying to do is not all that unusual.

I cant find much about doing this online since the layout of this house is a bit unusual.

I've been to a lot of closings around here & its not unusual to see people in pajama pants & baggy stained track pants, basketball shorts & t-shirts.

So unless there is something unusual about your target property, it probably is a smart idea for your local child support agency to sell its lien now, rather than hope for payment years from now. 

It is not at all unusual for me to buy a house after marketing to someone for a year or more.

It's not at all unusual for a buyer to sleep on it, unless you're in a competitive market where homes go fast and buyers are aware they have to move quickly.

That being the case, I don’t see how the risk and capital investment is worth it, unless the operator hits a market where the returns are unusually high.

Then as things have progressed I am at 60/40, 60 for me unless there are unusually circumstances like a large dollar commitment, other people they can refer to me, etc.
