Is that consideration tied to the property or the house itself?

I continue to see more and more investors, either doing private, lending or investing in debt, not take into consideration the risk.What do I mean by that?

We pulled the trigger on moving to Texas.

If I jump to the end of this story first, I will tell you that at 7% interest and high market values, very little cash flows well when you take into consideration principle, interest taxes, insurance, and a $100 maintenance reserve… at least where I live in Florida - but we have really high insurance rates.  

I'm currently listing a unit via Avail, and despite them adding some new syndication partners, I am seeing considerably less interest/traffic on my property listings.

In both scenarios with "shared" services, I would also give consideration to the shared responsibility & maintenance of the septic field , well, and equipment. 

It can get pretty complex versus long term rentals - I'd highly suggest using tools like AirDNA that has pretty sophisticated data and projections on STRS in every market before pulling the trigger

Just waiting to get the word on our move date from my husband's company before pulling the trigger on engaging with realtors and sellers. 

But, the #'s are not the only consideration, at least shouldn't be in my experience.
