To be entirely honest, I've had a lot of mixed feelings about where my motives lie.  

Imho...Mark Twain phrased it well (quoting Benjamin Disraeli): "There are three kinds of lies: lies, damned lies, and statistics"!

I was stunned by the amount of development between Richmond/Rosenberg and Sugarland, in those low-lying areas along the Brazos River.  

Down payment of an Fannie/Freddie 1-4 unit is 25%, so if the lender told you anything else then they lied to hook you in.

Those who are saying that technologies will never provide an absolutely correct rental prices definitely have a point.

I know there are landlords that protest that including these items will expose them to unmanageable maintenance costs but to be honest we rarely get calls (I use top load washers - more durable and simpler technology than front loaders).

We both currently work in semiconductor/technology.  

@Catherine AngleI'd say my biggest frustration is either being lied to by tenants/contractors/potential tenants..You clearly state on the application you don't have an eviction, you tell me directly no evictions, but the court system says you have one?!    

Most (not all) wholesalers either have no clue how to evaluate a rehab budget or an ARV or outright lie about it.

With today's technologies and resources, all of this is possible but you need to do your homework and talk to people who have done out of state investing successfully.
