Curious how those types of properties are performing with super high rents across the valley.

There are investors doing deals in virtually every neighborhood in the valley.   

@Tom Pignatello I do have investments in Brooklyn, though this particular property is in the Hudson Valley area.

My buddy and I have made more money in that city than any other in the East Valley.  

But, if you really want to avoid risks, West LA, most of the Valley, and the beach cities, are all low crime areas. 

Hello, i am looking to start wholesaling in my areas ( lehigh valley & berks county  p.a. ) and i would like some help on finding the right closing companies and/ or attorneys who are experienced in assignment agreements, double closings and contracts.

A little about myself: I live in San Fernando Valley on the west side of LA and primarily interested in learning about investment/rentals. 

Swampscott, Marblehead, Burlington, Wilmington, etc.The best deals are found in Plymouth and Bristol counties - Brockton, Taunton, Fall River, New Bedford, Attleboro, Middleboro, and a few South Shore areas like Kingston, Plymouth, Wareham, Marshfield, etc.You should also be sure that you have a VERY good handle on landlord-tenant laws in MA. 

But in the San Gabriel Valley area, that might be tough as duplexes for sale in areas with quality school district often go over 1 million dollars.
