Get the lien release at final payment from ALL contractors and ALL subs.Also, it is YOUR responsibility to make sure these contractors and subs are licensed (meaning you need to check with your state licensing board to make sure they are active and current) as well as insured (ask for their insurance evidence, including workers comp.I only pay progress and I personally like to buy materials myself and avoid the mark-ups.

Removing it and redoing the hole in the deck would mean more $$$ than I wanted to put into the property.Good news is the property manager has found someone to rent it, and they are asking if we could leave the hot tub 'as is', would be willing to sign a release of liability as well as proof of insurance.

I've seen enough HUD1s to know that sellers give up 8 to 12% of their houses value to sell today.I have been doing creative financing since 1986, and lease options are different in many states, notably Texas and North Carolina.What I do for a Lease Option Assignment:I use an attorney to draft a Lease and an Option and a Memorandum of Option to cloud the title, then I use a Release of Option to be paid from the option fee.Tell us how you do it!

As Bill Gulley alluded to, a blanket loan with clause to allow for release of any single unit might be best, just in case an offer you can't refuse comes along or in case a cash infusion is needed.
