Lets start with when it does not make sense: Owner finance does not make sense when the borrower cannot afford the property. 

Large basement and attic space, new roof and some of the kitchen is already torn out from the current owner. one bedroom does have a closet that will need built. plumbing seems fine, maybe a couple angle stops to change.

I suspect all security deposit need to go to the owner or a new PM..

PRO TIP: Some counties will work with you as the new "owner" on code violations.
