In my 10+ years as a landlord I have never had someone catch up on rent after they fell behind at least a month.

I went through a number of investors who I was looking to partner with to close the deal, but ultimately those fell through.

But once we saw this new 2 story house, my wife and I fell in love with it.  

I strongly feel building at cost and selling maximizes profit on a any angle .my financing source is through hard money and I'm pretty happy with my terms but know I fell I need to network and possibly partner up with investors in the same Intrest field .I would like to network and build relationships to better assist me in this venture .

The last offer just fell through, and I suspect that it's due to the length of time it takes a short sale to go through.

I like Hampden, Fells Point, and Charles Village but these are all priced out.

Fell in love with the neighborhood and the price point :) I grew up in Malden, so this is a bit different from what I am used to LOL however I did go to UMass Lowell, so I'm familiar with the area.

There's a good chance that applicants on McDaniel street are drug dealers or prostitutes, because that's the main drag, so, you might have to deal with letter from the police, telling you that they might seize your house, if you don't evict the tenant, if they've caught them in criminal activity. 

Hit some bumps in the road along the way needless to say that deal fell thru as I was out to sea and couldn't handle the issues that were popping up.
