One of the few idiosyncrasies that I find problematic in AL is the Alabama Business Privilege Tax.  

As a CA resident this isn't ideal though, as I have to pay an $800 annual fee for the "privilege".

Also, in theory, they will take better care of the unit because they can loose their sect 8 privileges if they destroy the place.

I’d find the motivation when you interview for the privilege of helping them with their situation through the vehicle of real estate.

That's like saying your job pays you enough money that you are willing to take on a second job, and pay that employer for the privilege of working there.
