I don't know any details about your location or the property, but I can tell you that purchasing turnkey means you are paying a premium to get a property rented and ready to cash flow, which means the return will be lower for you because you are voluntarily giving up some of that return for the convenience of not having to do the leg work up front.

You pay all the utilities; you need a full unit of furniture and decor; you need plates, utensils, pots and pans, glasses and cups, coffee maker, toaster and basic cooking supplies; you need linens and towels, soaps and shampoo and conditioner and blow dryers and basic bathroom supplies; you need laundry soap and supplies; and you have the cost of cleaning on the turn (usually charged to the guest but you still have to manage it).

@Web Annacius you have to honor the existing lease unless the tenant voluntarily agrees to sign a new lease or unless the tenant breaches the lease. if the tenant breaches the lease you have leverage to get them to sign a new lease, but I've read NJ is pretty tenant friendly so you may not get as much mileage out of a lease breach as we do in ohio.
