Many times in these instances, you really just need to say what you want in plain language is what I have found in my layman's experience.

I'm currently looking at acreage inside City Limits with an opportunity to develop but the problem is that the property is in a flood plain.  

I know my potential, I got sick of people telling me what my potential was and where it can lead me. .

Soo I hope this will help anyone who is thinking of doing it.BUT this is also selfishly so that I can get advice and feedback from anyone who looks at my numbers and may see something they think I need to adjust/fix or just plain out missed.

Don't trust their yay or nay 100% in any case.First key to building in a flood plain (and getting a building permit in a floodplain) is freeboard.

Cleaning deposits, even when by contract, are probably voidable under the plain statutory language. 

Add on the risk of getting other tenants or their children sick, and the financial risk compounds.
