The IRS is going to see the $225K difference between purchase price and FMV as a gift and you will owe taxes on it.

All of these terms you have brought up... closing costs, ARV, Market Value, and many more "Loan to Value","amortization","gift of equity" and so on.

Every 1k financed is usually under $5 per month which will not break the bank.Also, you can get the dn pmt as a gift from a qualified party.

@Ben Clark the bank won't be okay with that, down payments can only be gifts not loans, otherwise the bank would just give you a 0% down loan.
