Based on the info in your post, my recommendation would be to turn these assets into well oiled machines and max out their NOI.

@Mike Dymskiagree - a lot of new investors are trying to pick a market based on solely on math. 

Flips have done good not great, Air Bnbs are going good not great, and rentals all were brrrr'd perfectly but like most cash flow just enough to pay the bills and cover expenses.

Based on some of the research done, I am inclined towards starting out with a small multi family investment property (2-4 multi family home).

She may me a nice person, great employee, perfect family member, and deserving of many platitudes, but she is a freaking lousy tenant!

I want to be able to find potential markets/listings nationally based on the return. 

That also plays a major role in what to do. end of day stocks and real estate over time provide the same return on average - so it is really based on the individual, their experience and desire Thank you.
