I usually say "the offer is good until/unless I buy something else".On several occasions when making lower offers on things I tell the seller, you could probably do such and such and get more money but this is how much I'm willing to pay for it.It's surprising how many times I get a call later.

I have had real estate agents discourage their clients on more than one occasion from doing any sort of creative financing where the seller ended up realizing foreclosure due to not selling the property.If the agent knew that they would get compensated in some sort of fashion and they felt like you was a credible person that would make the payments on the underlining loan they might would feel more at ease with you working with the buyer.

When I told him he needed to have at least some skin in the game, he said his g/f could help with the down payment and financing.I then pointed out that he was great at what he did, but that also made him pretty busy (he'd already had to turn down work from us on occasion, because he didn't have time).
