I would find out their DSCR ratio and make sure you can hit their minimums either upon purchase or when they desire those ratios (maybe after stabilization in a year or so).5) Unit Turns/ Re-Leasing.

And while there are a ton of people on these forums and social media that I would never trust my money with, there are also a lot of people/companies that are on social media that are great operators with long track records.If you are not going to go that route, I recommend you start hitting up local meetups and REIA groups.

Same goes for DSCR loans - even if theyre not on your credit report, if you PG'd the loan (which is almost always the case), it will be included unless there is a justification to exclude it (such as it's been paid by your entity for at least 12 months and is included in a business cashflow analysis).If you're finding good deals and have cash for downpayments, but are hitting DTI roadblocks to acquire more properties, then DSCR loans are likely the answer.
