Now private lenders are my main purchase method, along with seller financing and BRRRR.

There is no hard and fast method , besides experience . 

If you're just starting on this journey I might also recommend two more things to you1. 

Detroit offers strong cash flow, appreciation potential, and affordability, especially if you’re interested in long-term holds.That said, where to invest ultimately comes down to your goals, experience, and where you are on your journey to financial freedom.

It's probably not that much additional overhead, but since we're new to managing remotely I figured it might be best to follow the KISS method as we get started.

Then, with reasonable confidence you can estimate costs.I personally don't love the square foot estimating method for remodeling as I think it is an easy way to lose.
