I wonder the same thing too - I don't use the Calculators on here I use a similar calculator accounting for expenses etc but I otherwise try the following different approaches:- I always try to see if the would be NOO units could pay for the entire mortgage, costs etc on their own while having me live rent free- if so, then to me it's at least at first glance a good deal- if the numbers don't work then I probably need more money in the deal
