No one likes to hear, no, don't do that to make money, but you also don't understand how many liars, cheats, con artists and unethical people there are dealing in RE, many not doing deals by themselves, but fishing others into some business operation feeding off newbies with programs or methods.All I can do is warn you and point you in the right direction, if you choose not to listen, so be it, listen to anyone you like and justify your actions anyway you like, your justifications don't mean squat in front of a judge or other professional types in RE.

When some school can't tell you the success rate of students, any testament of their success is speculation and hype.Arguing by or with anyone here won't ever solve or truly address these matters, excuses will be made, questions dodged, justifications presented and pitches made, which is all irrelevant as to proof of the curriculum actually taught and the success rate or the qualifications by education and experience of an instructor.

It's pretty rare, but a few reasons might be: a) The sellers received multiple offers or showing agent feedback, so they felt justifed in raising the price. b) The seller made some sort of repair, putting on a new roof or repairing a sewer line for example, and so the seller adjusts the price. c) A nearby comparable home sold for a higher than anticipated price, giving the seller justification to raise their price. d) The Vancouver market *is* seeing small but consistent increases in average and median prices, primarily driven by our lack of inventory.

Miller,Well, I would expect most investors look for an agent/broker who is comfortable submitting numerous offers well below market.Naturally, not just low offers for the sake of low offers, rather the offer would be based on the condition of the property and would include justifications (deficiencies in the property detracting from the value).

I was trying to see if there's justification for adding accrued late fees as additional unpaid rent against her security deposit on move-out.I'm assuming she'll move out soon, which is OK because the rental demand is much better now that it's Spring.
