I've heard back from the NC Commissioner of Banks that office directed me to contact the NC Department of Justice as the NCCB doesn't have jurisdiction.I haven't done that however, their attorney Ayelet Faerman sent me a threatening email to remove my content from Bigger Pockets or we would face a federal lawsuit.I asked their attorney to have her clients issue a full refund as it is reasonably believable that XPRESS LOANS should not be charging non-refundable upfront fees in connection with any loan.My wife and I both have excellent credit, and my wife should not have been steered into a "hard money loan" by Xpress Loans.My wife went behind my back and conducted the transaction in question with Xpress without consulting with me. 

The cash flow is just icing on the cake to them as they do not need the money.

Why are the 'dirty tricks' only available to deadbeat tenants and squatters where as the landlords must helplessly wait for the justice system to work in their favor?

(Tried ads in Craigslist, Backpage, and contacting 'We buy houses' and 'sell fast' and sending multiple emails, and texts...lots of work...)What a pack full of mistakes and lessons here.Hope someone can benefit from this epic failure.But, I'm still in the arena.I may just survive this crash or maybe 🎥 the Justice League will save me.

Another reminder why I don't partner with people...I think it's BS law enforcement won't do anything, this isn't a civil matter, it's fraud, grand larceny, etc.Some people would subscribe to street justice.

So he was owed about $20,000, paid me $5k up front and he collected $15k plus the satisfaction of following through on his threats and public knowledge, justice, etc.

If he decides he wants a JOB he can wholesale also and all the income from that is just icing on the cake since he has cash flowing properties providing him an income.
