How long can I postpone filing for a default judgement after the 5 days on an unlawful detainer complaint in California?

My understanding is that the HOA is responsible for maintaining the retainer wall, but I wouldn't want to be out of luck should a snow storm or heavy rain damage break it down.My Real Estate Agent is assuring me that this isn't a problem as it's been professionally installed and the other neighbors have been living with the same retainer wall too.What has your experience been with a retainer wall?

I've read through CA taxation code, section 3172, and it seems that the only encumberances that would remain attached to the title would be government encumberances, judgement liens, and mechanics liens.

Since the bank wasn’t directly involved with the lien assumed by Trump, Obama is the one who still owes the bankThe title search is showing 3 Federal Tax Liens under the name of Donald Trump(No SSN or DOB)  it quotes"We have searched and found the owner Donald Trump or similar names ( no DOB or SSN on file) for Abstract of Judgement or Bankruptcy" and then it procees to show the 3 Federal Tax Liens. 

It has over $210K lien / judgement & over $500K mortgage.

These are to pay rent as required by the lease to your landlord, to receive a failure to pay rent judgement for not doing so, or to assert in or before rent court that a serious threat known to landlord, yet not repaired exists, and to pay all rent owed into a rent escrow account at the time of filing.

I am down in the panhandle , the warm banana belt of the state (raining like crazy now) but I like that, like our large state, you have Alaska sized goals..

They also broke a patio window and left the house open to the rain and possible thieves for 2 weeks without telling me.  

It's not enough to make any judgements I don't think.

by 2018 I don't know how I will do it, but I am going to have 30 units+ with my business partner come rain or shine, cash flowing to the bank!
