There is certainly opportunity there, but you have to keep in mind it's more of a long play in terms of when the area will be more of a C or B type neighborhood.Another area that comes to mind when people say "South Dallas" is Oak Cliff.

There are basically 3 cities here, in terms of real estate.

But EVERYONE is obsessed with Ohio right now and from the folks I talk to (12+/week) margins have really gotten squeezed there.Detroit still offers fantastic cash flow and is grossly overlooked in terms of potential upside.

In terms of whether this is a deal killer or not... it depends.

Well this company has been around for 10+ years which a is a good sign and they are willing to take care of maintenance of the property but I am not getting anything extra in terms of higher monthly rent then what I was originally asking for normal tenants. 

To be perfectly honest, our team is very much hands on in terms of community and support, but we have not fully built out new agent training resources (coming soon though).

In terms of the 1% rule, that is a joke. 

In terms of business , I love my beach home but people do not book a beach home on a dreary January day, but this place is fully booked in Janaury because couple love to walk the downtown, take in an opera and live the Manhattan  lifestyle right on the island and you dont have to get in your car .

But, what's better in terms of return? 

@Chai Jonn if you can execute on teh 1031 this is a great time to do it to move up in terms of quality of collateral.
