Duplex is empty with a few hundred in back taxes, triplex is 2/3 rented way below market.

I think not.But a golf cart with less safety features, uncapable of traveling speed limits on roads, no doors, children often traveling without car seats or boosters (that people spend hundreds of dollars on to keep their kids safe in the car), kids/teens/drunks driving illegally, etc.It's providing a vehicle for use, even if it is a "golf cart."

When you need 100+ of these or even a few hundreds, it could take hours and hours to DIY.

The longer you usually sit and wait, the worse it gets.If you are stuck, what I recommend is spending a few hundred bucks and speak to an attorney.

If a house is worth hundreds of thousands of dollars less than someone wants for it 99% of the time it’s a huge pass.

So you had lots of vacancies in the weekdays and then people having parties on the weekends.Lots of locals smoking weed on the front porch / blasting music on front porch, plus worse, that I wasn’t fully privvy too.Airbnb is making it harder and harder to screen Airbnb tenants (a quick Google / FB stalk is impossible without last names / photos being shown).A party starting to kick up at 2 am that you’re watching from your outdoor cams hundreds of miles away and your 450k home on the line is a terrible feeling.Anyone who’s been doing Airbnb long enough has horror stories, big items stolen, thousands of dollars of damage, or worse.

@Nik Kov I would not let a couple hundred SF worry me a bit, that's just a bedroom really...I would not buy this and take a chance on anything.

I have experience with hundreds of rentals, thousands of tenants.

Those people have no intention to sell and I would be making probably hundreds of calls to get nowhere.  

I've checked hundred of GP track record and I found In this industry, a high school drop out GP can beat PIMCO fund manager that has 999M AUM if the high school GP can do better underwriting and execution.
