If you can get a better primary residential HELOC rate than you can a hard money bridge loan I would say yes.

When I was younger I sold a condo with a lease option, but didn’t do it correctly; I had to evict and foreclose.  

I wrote a letter to all my family and friends to let them know what I was doing.

That’s how the wealthy do it with real estate or businesses.

My inspector emails me the report and then I dive in and do the heavy reading.

I am finally at my two year mark not being W2 so if I can skip past DSCR loans and the such that would be much preferred as I dont want to pay the fees if I don't have to as I am trying to get some money I put into each unit to renovate back out of it. 

@Stepan Hedz  having looked at phoenix area flips lately it is obvious to me that some flippers aren't doing a great job.

I would have been leaving money on the table.
