This year I made it a goal to purchase my first property and my hope is that with the help of this community, I can make that goal a reality.

This has been my observation in 45 years in real estate investment.  

It's awesome to have hybrid agent/investors on the platform like you, and to see the value that you add to the forums gives back to you, in turn, as an investor and as an agent. 

I have a cleaning crew in to clean the common areas every other week. 

This is a great place to learn and to connect with people so take advantage of all the great resources.

At this point, they are doing most likely what others here didn't think was possible, and probably something they failed at. 

You need to keep in mind that this should be a long term hold at least to a point when you wanna convert back to CAD that you are not losing on conversionWhen i started in 2012 it was like 1.05-1.07 

I also planned to hold this property for long time.

I would say C- and below you have to give on that more, but I would try to keep it at C on automatic.
