Yes, so much to learn on this new adventure.

Now a 25,000 sq ft mansion with the best views in Arizona and close to Sedona and all of the numerous sights, adventures, and wine county that northern AZ and the Verde Valley have to offer.

I think it would be a gamble to assume 100% occupancy 365 days a year on your underwriting model and assumptions.

Looking back on my adventure into the sign business I concluded that when i did it all again I would work in the industry for at least 2 years before venturing off on my own, this way I can get my education while making some money before risking it all and enrolling in the school of hard knocks.

I just finished a single family that I am renting out the end of September and moving to my westfalia to some adventures.

However, I know someone personally who had his loan called due so it's a gamble you have to be comfortable with. 

Currently, I have access and have completed some of the Adventures in Commercial Real Estate Accelerator Program, an extensive real estate financial modeling course, covering topics and modeling such as direct cap, key risk/return metrics, income statements (retail, hotel, office, multifamily, industrial), leases, waterfall models, acquisitions/development models, etc.

I love to learn and am excited for this new adventure!
