It's not difficult to meet somebody and quickly know they're not the rowdy type.As a landlord, I  always tell my tenants that if they break up or friendship ends it is not my concern. 

Become friends with the different investors, as you see who really walks the walk you will be able to develop a better friendship where you will be able to approach them with your questions and situations.Honestly I hear all of these buzz words like "network and mentor" but people seem to forget what it is at its simpliest level. 

Maybe I'm just very lucky but, I've formed a great friendship with my banker, have always remained loyal to them, unbelievably in 30 years have never not made a payment on time to them, and because of this we both have done hundreds and hundreds of profitable deals together.

My advise is to treat this Landlord thing as a business, not a friendship.

I get at least 90% of my leads via e-mail and posts.Forming friendships works for me, but I also know others (including some friends) who refuse to do business with other friends, and that's cool too.

On the other hand, some members here have developed a great reputation because they post to give information and answers, ask questions because they're genuinely interested in learning, and they create friendships and business relationships..these people are the first ones on BP I'd approach on the site when looking for a partner/money/contact, etc.
