All other 2 beds in the neighborhood are renting for 1200+ so I know it's a fair price.  

I am trying to get a neutral scheme that will appeal to a range of tenants, and by doing so leaning towards a more natural or darker wood look instead of a grey for the floors but there are a bunch of color options.Any opinions or tips in the matter are much appreciate, and if anyone has used this color scheme with Lifeproof flooring before that would be great!

As part of the renovations they'd painted over a bunch of satanic looking symbols that had been graffiti'd all over the house, a tasteful light mint as I recall.

With my 2 bed I get a fair amount of advanced bookings but nothing like the 5 bedroom. 

Overall, I'd say this is a fairly normal deal.

My desire would be to tender a contract to purchase the property, pay off their loan while ensuring the owner receives fair compensation and I receive the house.

I'm thinking Sherwin Williams Alabaster (SW 7008) and white windows, and it's fairly common and well reserved in our region.

I think that you are missing a few big ones including Zumper, homes, and a bunch of others.
