I'm really curious as to why an agent would not offer their services (negotiation strategies; staging guidance; reviewing offers etc etc etc) on an hourly basis?

Generally anything that goes into the cost of renovationg the property pre-lease up goes to the basis and is not deductible. 

There are stories everyday now how people who used to make 50-80k working for someone else started their own business and are making 400K a year.

Mine's a multiplier of what you pay, and I pay more than that on a monthly basis to navigate all my taxes.

You are already losing money on it so you should either cut your losses and sell or be comfortable losing money on a monthly basis with the expectation to make it up on the sale down the road (see you're in FL so you might need to wait a few years).
