This kind of increase mixed with some low income mentality can lead to  not so pleasant occurrences.

In one case I had a property re-zoned to residential, in another case the property was considered mixed-use so I left it as-is. 

If they can get it re-zoned mixed use or better yet, commercial, then it is worth $6 million.

Mixed feelings. 

For whatever mix of these factors, the property burned through its cash reserves and has slightly negative cash flow.
