Celina and Prosper, a bit further north, have seen a lot of growth, offering a country vibe but still close to Dallas for work.

@Florsabel De La RosaPunta Cana gets two thirds of the country's tourism but most tourists go there for the all-inclusive resorts so you have pros and cons and a lot of the money has already been made there.I prefer the North Coast indeed  and specifically Las Terrenas and the Samana Peninsula.

I lend all over the country and work remote. 

. - Increasing population is increasing demand - Labor trends seem to indicate that a large percentage of the "jobs added" in the jobs report over the last few years are works who are new to this country. - A dramatic increase in the supply of willing workers usually results in a decrease in hourly wages. - A dramatic increase in the supply of folks needing a place to live usually results in increasing home prices and increased rents.

Across the country, sellers who bought before the pandemic stand to earn a decent profit if they were to list their home for sale today.

It isn't rocket science, but you got to manage risk better than 99% of the bozo's in this country and this board.The best way to invest right now going forward1) Excel in your W2, maybe add a side job. 

They likely know plenty of teams across the country from their own investing and networking.- Your out-of-state investor agent should have plenty of recommendations for local contractors, lenders (conventional and hard money), property managers, etc. and be able to identify appropriate assumptions for your analysis (e.g., appreciation, vacancy, rent estimates, etc.).If you have questions, feel free to PM me--happy to help.

I will be moving out of the country for work and won't be back until 2026 so we only have a "local" market for the immediate future and then we are locked in to "out of state" investing. 

Do  background checks work for out of country people?

I imagine these are on the low and high ends of the spectrum around much of the country, assuming you can find a small shop that does their own fabrication.
