In my opinion you can't fail unless you don't screen tenants correctly, buy in a bad neighborhood, or get over your head with a rehab.

And if you have a sense that one of the tenants could be challenging/unpleasant, I'd recommend consulting with that attorney to make sure you follow the correct process for providing the notice of termination etc.

But, if i understand your question correctly you're referring to an agent leaving the market due to the new NAR law. if that's the reason,..then we can assume it's because of the commission negotiation....not due to getting paid a higher amount on a deal.
