Giving someone control over who gets into my property while maintaining responsibility of kicking people out seems a bit risky.

@Davin Manfredi first, regardless of what you do make sure you ask how they are going to run a vent and let them know you have to approve of the work that's going to be done and do quality control afterward.

I think they need to eat this and also fix the ventilation system.

The expediter can get appointments asap, talk to the right people and actually go behind the desk and use the system themselves.

I called and of course Emma answered again and said there was a "system glitch". 

Our tenants don't seem to mind a security deposit (we charge 1/3 a month's rent), and we've already set up our systems to ensure no co-mingling of security deposit funds and rent (or other personal) funds.Still, I'd love to hear any experiences for good or ill that anyone has had with their services.
