but BRRRR is not a cash flow strategy and you likely will not cash flow after the refinance.if you want 100%, no strings attached financing... that's going to have to be a family member or something like that. 

BRRRR is not a great strategy in the current market due to the mortgage rates so it's not as applicable as many think from reading older posts or books about how easy it is.

There's a lot for nuances to the strategy than what I typed out, but this should help you get started.

Is there decent exit strategies?

When you tell someone their strategy isn't brilliant, they melt into an offended state and fry themselves in their forum.Are the forums here getting worse, or is it just me?

So far, I've rated Evergreen and FCI lowest based on a number of reviews on different platforms that have consistent negative reviews mentioning certain specific issues that I find concerning (this is after accounting for the inevitable disgruntled customer/borrower who gets unjustifiably upset).Are you able to share any of your information?  

I did it a few times and used Section 8 as part of my strategy.
