This is very helpful to me in considering this property.I think right now the best route is buying the property at a price which accomodates a budget for converting to forced air.The reason I say this is the one furnance/electric in the upper configuration creates several problems that make managing this as a rental not as smooth as I want: 1) My understanding is that electric heat is more expensive.

If lenders won't lend on it because of the configuration, ask for seller financing as every buyer will have this problem.I also don't recommend pulling permits and shifting stuff around until you are very familiar with your municipality's zoning enforcement and general attitude toward the building.

They then have the landlord fill out a voucher where you will detail who pays which utilities and how your mechanical are configured. ie. nat gas steam heat vs. heating oil on a force hot air system.

That could actualy work as an MTR for travel medical professionals because the configuration and location are good, there are a lot of traveler contracts in that area and wages are high for travelers in the urban PNW.
