@Yoav Schatzberg, a few comments:1.

As I find more data on each site, I will update it within the comment section, and I encourage others to share their journey as well!

I am going to hold my current comments until after I meet with the rep. 

A Reg A+ was $100k when I did it a few years ago and today I would say to add atleast $50k because the SEC appears to have hired additional staff and they are not only reviewing new offerings but reviewing existing offerings that were previously qualified and coming back with a lot of comments.

@J ScottI know in the past you commented favorably on 'House Flipping Spreadsheet (.com)' which has a whole host of uses such as analyzing deals, managing projects, and tracking expenses.  

I just have a few comments to add.1.

If you're in a diverse market and opportunities for either single or multifamily properties will support your ROI goals then I say don't exclude either segment in your search.Regarding your comment that a multiplex may be riskier with lots of maintenance & vacancies, this is only true if you let it be true. 

@Kelsey VanSleen, along the lines of Andrew's comment, it all comes down to seller's needs and solving a problem for them.
