My understanding is that (at least here in Central Maine), you have an 8 week season, and the successful people usually supply linens, cleaning, dishes, etc.

The deep cleaning for $130 is good for long stays, but when a guest only stays one night, no way it needs more than a quick clean and linen change.

* Your gonna need people to maintain (common areas) and keep it clean (linens, towels, etc).

Can be more fun too, but much more work for sure - Once you factor in all expenses on an STR (utils, consumables like towels and linens, extra cleanings) it’s not always more profitable than an LTR.

As for the linens and pillows why would these be supplied by you for a long term tenant? 

That is simply them trying to come up with a clever way to spin a maximum over-funded life insurance policy.

@Ryan Van DuyneMake sure to factor in consumables (Toilet paper, new sponges, shampoo/soap, etc)Also, linen damage is another one to be aware of and plan for. 

Noise Aware Monitoring= $99/yr  - Supplies: Coffee, trash bags, linen replacements, toiletries, TP/PT, cleaning supplies, etc..- Subscriptions: Netflix, Disney, Cable, etc..So it is really hard to say what all of your expenses might be, as far as basic PM softwares, you can get by with less than $50/mo.

Does the company provide fresh linens and take the dirty stuff with them?
