Right now I currently work a full time job where I have a whole lot of flexibility but not quite ready for the leap into real estate full time, at the same time I have a side carpet cleaning business that I am using to build up some funds for my wholesailing business, I want to use my wholesailing business to give me some experience in real estate investing, would it be the smartest idea to have my part time carpet cleaning business while trying to start my wholesailing business.

If you have 100k equity in a house but it's not going to be easy to rent (same number of bedrooms (3) as a smaller house but bigger sf by 1000) do you sell it and acquire a smaller house that's more "rentable" or simply lower the rent price and eat the greater maintnance costs (carpet, two AC units, etc)?

So, rain water coming in thru the roof can weaken the ceiling and go into the walls and soak into the carpet with dirty (probably dog poop).

Here is what I know and I'll post pictures soon as he is going to email them.2/1 12x70Needs floor work in kitchen and living room, outer pane of glass broke in kitchen causing leak, roof needs new coat of Cool Seal (3yrs since done), leak in roof caused floor damage in living room before seal was done, LR and Hall carpet cleaned/replaced, will Not come with heat/air, will Not come with appliances.I will have to move the property because they purchased a new MH.
